BUSINESS PARK AND COMMUNITY CENTRE
To create a world-class industrial zone, Kizad recognizes that it needs to provide outstanding services and infrastructure for companies and their employees. Two Business Parks and a range of Local and District Centres are being developed to cater for these needs. One of the business parks will be in the free zone area or Kizad, one in the non-free zone area
The Business Parks will be located adjacent to Kizad’s main arterial road. The free zone area will comprise 6 buildings totaling 40,000m2 together with associated retail and F&B facilities. The main business park will also provide, commercial showrooms, a business hotel, training and research facilities, supported by associated retail and related services.
The Business Parks will act as a natural meeting places with well-landscaped surroundings and shaded piazzas for business and for socialising.
An ideal place for international and local companies to establish their HQ office buildings, occupiers have the option to secure a plot of land to build their own premises, enter into a long term agreement for a planned bespoke building or to lease space in one of the buildings that Kizad will be developing itself.
Designed to support a population within a 4 km radius, the District Centres will provide a range of facilities and services to meet the daily requirements of people working and living close by.
Development of two large District Centres is planned. Each will have their own distinct characteristics and features to fit alongside their respective industrial operations and land use requirements. A District Centre will typically have a Jumma mosque, medical clinic, civil defense, some associated retail, food and beverage outlets and other related community facilities and services.
These Local Centres are community focused, and will offer a range of ancillary facilities and services to meet the needs of people living within a 2 km radius. There are four Local Centres planned, each with their own mix, which may include a local mosque, general retail facilities and other related amenities.
The Local Centres are positioned at strategic locations within the Industrial Zone, ensuring easy access to key services. Day-to-day services will be within walking distance of most workplaces, thereby reducing the need to use vehicles for short trips within the site.
Light Industrial Units
Kizad makes a clear distinction between units designed for storage and those designed for light industrial uses. We are currently designing units specifically for light industrial use, called LIUs. The units will be offered to prospective tenants for a range of light industrial uses including food production and processing, woodworking, metal fabrication, equipment servicing, product assembly, etc.
Units will be in multiples of 300m2 with standard units being 300, 600 and 1,200 m2 and capable of combining to give larger open spaces by removing dividing walls. Units will be at grade level and will have 7m clear height to eaves, power and electrical provision, the ability to instal offices and good access for goods in and out
