KIZAD LOGISTICS PARK

Availability

Phase one of the Kizad Logistics Park is the first out of three phases and covers an area of 46,453 m2 with warehouse units ranging from 1,133 to 12,463 m2.

A total of 37 out of 41 warehouse units, equalling 90%, from phase one have been already pre-leased to a wide range of key national and international industry players who are now in the process of taking over.

Agility, one of the world’s leading providers of integrated logistics, and United Printing & Publishing, one of the largest newspaper print companies in the UAE whose portfolio includes Al Ittihad, The National, Financial Times UK, and National Geographic, are two examples of the high profile enterprises which made pre-commitments and have started moving in.

Other companies include Protect Middle East, Al Sabah Foodstuff, Creative Communication, Galaxy Building Materials Trading, Back Office Logistics LLC, and Oriental Fasteners.

Construction of phase two has already been awarded with completion due in Q1 2015 bringing a further 36,256m2 to the market. Once all phases are completed, Kizad Logistics Park will strengthen Kizad’s position as a major regional logistics and warehousing centre, supporting the already thriving Khalifa Port.

Unit Sizes

The Kizad Logistics Park has been designed to be fully flexible in terms of combinations that can be made available in terms of size and layout. Standard units start at 1,133m2 with phase 2 allowing a single unit of 9,064 m2 to be leased

Specifications

All units are built to the following specifications:

  • 7m clear internal height to eaves
  • 1.3m raised dock floors for ease of loading
  • Three loading doors, one with  plus a separate ramp for fork-lifts
  • Dedicated loading yard
  • Up to 10% office content
  • Fitted WCs and Kitchenette
  • Fire sprinkler system
  • Integrated fire alarm system
  • Ample parking
  • Units can easily be combined into larger spaces in multiples of 1,133m2
  • Power capacity for tenants’ fitting of cooling, air conditioning and cold stores

The units provide up to 10% of the space as internal offices which are delivered in shell and core finish for tenants to fit out in to match their business needs and style.

Efficiency

Well designed modular warehouse units are equipped with easy access loading docks for trucks, raised docked floor levels and clear open space to eaves. Each unit had its own dedicated loading yard with ramp access for forklifts and has designated on-site parking 

All units are provided with sufficient power to be cooled to a target temperature of 25o C. 15% of units are capable of having enhanced power provision for cold storage. Cooling is for tenant’s installation 

WORKFORCE ACCOMMODATION

Based on the total employment forecast for Kizad, it is envisaged that approximately 120,000 employees plus their families, where appropriate, will require accommodation within the industrial Zone.  Kizad is developing a range of accommodation options, all of which will be located in Area B and which will be aimed principally at permanent ‘blue collar’ type workers.  The fors of these will be Operative Staff accommodation, designed to significantly higher standards and with greater amenities than generally available to match the higher grade of staff envisages to work in Kizad.

Location and Capacity

All accommodation will be located within one of four self-contained ‘workers cities’ in the centre of Area B. The cities will each house up to 30,000 people and each be segmented into workers’ villages capable of accommodating approximately 5,000-6,000 people per village

Available Amenities

Kizad’s workforce villages will be self contained providing a wide range of amenities and services including religious, health, recreational, retail and entertainment facilities.  Facilities will generally be a higher grade than traditionally found in regional workforce accommodation reflecting the permanent nature of the accommodation and the demands of Kizad investors.

Housing Types

The accommodation strategy allocates specific housing types for each category of employee ranging from Villas for senior management, townhouses for middle management, apartments and studios for skilled workers and single / shared rooms in workers villages.  The first villages will cater for ‘blue collar’ workers, houses typically in single, double 4 and 6 person rooms. The 1, 2 and 4 person rooms will have en-suite facilities.

For anchor tenants it will be possible to design bespoke workforce accommodation requirements subject to the investor’s brief, affordability and compliance with the principles of the master plan and relevant authorities.
